Question The New Tesco at Station 18

This is the New Tesco at Station 18



Across the road, exactly opposite Tesco is this Pengkalan Emas Shopping Centre. Can the businesses there survive the competition? I heard the business has dropped by half after the opening of Tesco. If you are the owners, what is your new business strategy?

Keris promoted the sale of their shops using the "attraction" of close proximity to Tesco. Many people also thought that being near to Tesco would bring more business. Now what with happen to those who bought those shops?

If those shops biz is complementing the crowd that Tesco is drawing, it could be benefecial. Otherwise, very few will survive its competition. So that is very much depends on the shop business focus and targeted customer base.

If we look at Tesco Extra at Bercham, the store has all types of retail outlets inside, including food. It will be very hard to find something that is complementary but not already inside the Tesco store. Hopefully, Tesco Pengkalan is different but based on what Forum Admin said, it seems not.

Tesco Pengkalan has even more shops inside ranging from eatery, electronic shops, clothing, etc... Complimentary business like home decoration/furnishing OR car servicing/washing/accessories where hundreds of family/car frequenting, especially weekend.

The "new" shoplots by YNH at Ipoh Garden East and now at Bercham entrance all thrive on their proximity to Jusco/Tesco & Tesco Extra. Ipoh Garden East was a "dead" place until Jusco moved into the neighbourhood.

Tesco will bring development to the Pengkalan & Station 18 area.

It is always better to have more family traffic flowing in compared to the dead estate previously. Pengkalan Emas could be facing tougher competition.
