Well..Ipoh houses are still expensive comparing with KL houses. Kampar is about half an hour drive to Ipoh so I guess the houses there should be much lower than in Ipoh.Anyway all are leasehold houses so the prices shouldnt eat into the pockets of a typical wage earner..Maybe now the property sector is on the upswing so the developer can hike up the prices. Moreover the cost of funding is quite cheap now..But I am still thinking to put my money in Kampar...cheers

If you want, I'd agree on the houses nearest to UTAR. Currently, the 3 rooms S/S storey ones opposite KTAR/UTAR in Setapak goes for not less than RM600 per month and it's very shabby. Some are even packed like sardines and there are also make shift rooms from the hallway. The rates are usually per student basis and it starts from RM150 per pax.

Anyway, I don't see very good ROI in Ipoh or in Kampar. If it's a long term investment, it'll be cheaper than in the Klang Valley.

Bottomline - it's LOCATION, LOCATION, LOCATION.
