I39,
Best is to get an acre or two of agricultural land and build your own castle there. Had always wanted to find this land, within 20km radius of Ipoh, unsuccessfully.

40'x 80'lot is too small for a bungalow lot lar. The buildable area is only 20'x 50', which is about the size of a terrace house. 50'x 80'(4000 sf) would be a more decent lot size. Your estimate for a single single house at RM85K and double storey houses at RM125K is too low also, which could have been possible if it was 10 yrs ago I think.

There is plenty of agri land for sale in Gopeng and Tanjung Rambutan, if you don't mind going a bit further from Ipoh. Anything within 20 km of Ipoh would be a bit pricey, above 80K I think.

OK, it's possible to build a smallish bungalow. At RM60 p.s.f, for 85K you'd get a bungalow with about 1400 s.f. which is smaller than a lot of the terrace houses these days lar. If you were to live in a bungalow, you would like a bit more space, right? Otherwise, mana ada kelas?
